Facts about Purchasing a Manufactured or Modular Home
The majority of homeowners require a mortgage to finance their home. The retail sales center where you purchase your home can provide information on financing and assist you in locating a financial institution. You may also contact your own financing source directly.
Most financial companies require a minimum down payment of 5% to 10% and have loan terms ranging from 15 to 30 years.
When financing the home and land together the transaction is financed as real property and interest rates are similar to site-built loans and a real property deed is issued. If only the home is financed, as in some cases with manufactured homes, the loan is financed as personal property and a title is issued for the manufactured home.
FHA and VA loans are available to manufactured home buyers, and will sometimes offer lower interest rates or lower down payment options.
